Selling a home in Oconee County is rarely just about the house.
I'm Josh Thomas. For twenty years I've helped families across Oconee County sell their homes, often at a point when a good deal else is changing too.
I grew up here. After grad school and seminary I spent a few years in Central, then moved back to Oconee County in 2013. I’ve been selling real estate since 2005, and I’ve closed around five hundred transactions across Seneca, Walhalla, Westminster, Clemson, Pendleton, and around Lake Keowee.
Almost all of that business has come from people I've already worked with, or from someone they sent my way. I don’t buy leads. I'd rather earn the next house by doing right by this one.
In October 2026 I opened my own brokerage, Josh Thomas Real Estate, here in Seneca, South Carolina. Same work, same people, more room to do it the way I think it ought to be done.
Local, and not by accident
How I can help
Selling your home
Most of what I do is sell houses for people who own them. Pricing it honestly, getting it ready, marketing it properly, and staying on it until it closes. You'll know where things stand without having to call and ask.
Senior Conversations
Downsizing. Settling an estate. Figuring out what to do with a parent's house. Most of my clients are somewhere in that season, and most of the hard part isn't the real estate, it's everything around it. I've walked a lot of families through it. In the coming months, I’ll be hosting a series of in-person meetings with seniors in mind with experts in the field from finances to fitness.
Buying a Home
If you're moving to Oconee County, or moving across it, I'd be glad to help you find the right place, and tell you plainly when one isn't. At his point in my career, I’ve pretty much seen it all and I’d love to help you navigate the buying process in an ever-changing market.
